Description
The author wishes to apologize to the readers for the release of a new 2023 edition of this book; so soon after the release of a 2022 edition. This was brought about by the case of Republic vs. Pasig Rizal Co. Inc. which effected a substantial change in the laws governing land registration in the Philippines. Rest assured, all other parts of this book that has been affected has been tailored to fit to the said jurisprudence. Furthermore, recent 2022 jurisprudence has been included in this edition in order for the reader to keep abreast with the developments in the subject.
